[00:24:28] S0: Exactly. The defenses are not high. So yeah, no, um big story is gonna run and run, I'm sure, and see how they um they kind of integrate together. Um but uh yes, certainly a a big, big deal. Wanted to touch on last week um we were musing about um this unnamed Ox Alpha model that had sneaked into some of the benchmarks that were being tested out, and there was a lot of speculation about who actually um owned it, including the likes of Google and whether this was like Gemini 4. Um but it has been revealed as something else, hasn't it, Matt? [00:24:56] S1: It has, it's GLM 5.3 Flash, isn't it? So GLM was making a lot of noise again. It was while America was blocking the latest iteration of ChatGPT, wasn't it? And and also Mythos being held back and some of these sort of Chinese models were were firing away, and to see 5.3 flash come in, especially the flash model, given how heavy it was punching in the aux alpha for ranking. So to see it come back in as another open source and to see it being aux alpha is is 5.3 flash is certainly adds to it, doesn't it? I don't know if that'll have affected the the hugging face piece as well. Um are you gonna be playing with this one and plugging it in?

[00:25:35] S0: Yeah, I am absolutely so it looks really, really good and really, really cheap and really really flexible. Um so definitely, and and to your point about Hugging Face, and it was actually the predecessor to this GLM 5.2 that was the one that rescued Hugging Face. So Hugging Face couldn't use Claude or Chat GPT to actually get itself out of this attack because the model setup wouldn't let it, so it had to go and use one of the Chinese models and it used GLM um so yeah, no, I I think this is you know, again, we are acutely aware, you know, in terms of our business of how much you know token costs are right now. Um and we are experimenting, you know, all over the place with different uh different models, looking for obviously you know, almost benchmarking them for our stuff. And this this is interesting as well. You can have all the benchmarks under the sun that say how good they are at maths and you know science and stuff like that. It's like that doesn't matter. I just want to make sure that you know we're helping the estate agents to you know sell more stuff and you know appear as avatars and all that sort of stuff. So, yeah, so for for us, this this kind of experimentation is really, really good. And the more models that come out, particularly the more open source models, is is great and obviously helps us to pass these um the savings on elsewhere as well. So yeah, it's really, really, really good. All right, that's all we've got time for in our AI and tech news. We are going to dive into our tool of the week. This is one of yours, this is a transcription service from um good old Google. What do you make of this one?
00:26:52 · Matt Goddard
[00:26:52] S1: So they're still silent on their new foundational model, aren't they? And it's sort of uh away and see what happens. There's been a lot of noise about people leaving Google, but there are itch of changes coming out. It's almost been slid out quietly. But in this latest one, Gemini 3.5 Transcribe, we put it in as the the tool all the week because of just how smart its dictation is. In fact, I said um there, and it's the sort of thing that transcribe can remove for you. So it removes the ums and ahs and resolves spoken corrections, handle background noise accents like mine, and specialist vocabulary, and can also transcribe more than 85 languages. So it's available now, it's in Gemini 3.5 transcribe, so well worth having a look at and seeing. Well, certainly have a play and then see how you can plug it into what you do day to day as well. Are you gonna have a go at it, Mal?
00:27:39 · Mal McCallion
[00:27:39] S0: Yeah, so so it's one of those things like um kind of whisper and things like that that that people often miss, which is actually there are some really, really, really good transcription services. You know, you should not have to type meeting notes out anymore. It just shouldn't be that because you can just set one of these transcripts transcription services, easy for me to say, to listen into to whatever you're doing, and then it'll just write it and then you can summarize and then you can say, well, what are the action points? What are the action points for me? And what didn't Matt do last week that he said he was gonna do, etc. So it's just it's just so much, it's so helpful. And you know, your morning meetings every morning where you know you've got the same people saying the same stuff and all that sort of stuff, you can really hold them to account using this stuff. Yesterday you said you were gonna sell number three. Why is it still not happening? Blah blah blah. So, you know, all that sort of stuff that, you know, as a as a matter of course, you kind of scribble down furiously and make sure that you know you can remember to catch up with other people on it's all there. You can actually sit there and go, what should I talk to Matt about today? What did he promise? Blah, blah, blah. And it will it will help to tell you. So yeah, really couldn't encourage people more to use these transcription services. This one is Gemini 3.5 from Google. Um so, yeah, as you're saying, Matt, well worth a look. All right, that is all we've got time for this week on the Property AI report. Thank you for listening in. We will be back next week with another trip through the property and AI paired news. So until then, have a great seven days and we will see you next week. All the best.
