[00:31:52] S1: Love that. Yeah. It's not just about door count. We gotta get away from just asking, what's your door count? What's your door count? What's your door count? Like, it really doesn't matter. There's a lot of really happy and wealthy people at 500 doors and a lot of miserable, just burned out, straggling people at 2,500. Right? Like, door count just does not matter. I mean, it does, but it doesn't. Right. You've been in the game a while, so I think you'll have a really good response to this question. This is something we ask everybody. It's more of a personal note. Alright. It's been close to twenty years now. In some form or fashion, you've been in property management. How has being in property management changed you as a person? [00:32:30] S0: You know, it's created who I am today. I started and I learned what I know now by doing it wrong. That's about the only way I learned. So, you know, I was the guy in the office sixteen hours a day, you know, six, seven days a week, literally for four or five years because I didn't know how to build the systems and the structure that would elevate myself personally out of it. So property management, because it's such a dynamic and business with so many moving parts, it forced me to to become the kind of business operator that would put these systems and procedures in place out of just pure frustration from the struggle if you don't do so. And it's really been the premise for how we've gotten to where we are today and how we can keep growing with, you know, much less overhead and and cumbersome.

[00:33:14] S1: Well, y'all are in a great spot. I'm super impressed, not just with the team you've built, but also the custom software and just the value you get out of the time you put in is pretty amazing. Granted, it took you decades to get there, but you're there. You're there. All right, so a few rapid fire questions here. Pretty tech savvy guy. Technology seems to be a big part of your business, but I also like the fact that you're not totally dependent on it. What's a favorite tool or app for your business right now? And it doesn't have to be a specific PM tool.

We call it Spark, which is after one of our original developers. It's a couple developers that go on it. But Yeah. That's the name that stuck. It's a great name. House. It's called Spark. [00:33:57] S1: Yeah. It's great. Could people... If someone contacted you... We did not talk about this before, but I just gotta ask you. If someone contacted you or me and they said, hey. Love the podcast. I wanna learn more about Spark. I'd like to implement in my business, blah blah blah. [00:34:11] S0: Could Yeah. [00:34:12] S1: Do they do that? [00:34:12] S0: Yeah. I mean, I think there's some potential for... I I I would certainly like to go with the developers on on breaking out, you know, different credentials and and logins and permissions. But, yeah, there's potential to talk about that.

[00:34:23] S1: Cool. I think we just started a software company. Cool. I'll take my 15%. I need the paperwork. I'm kidding. Alright. What's a book or podcast that every PM leader should check out right now? [00:34:34] S0: The E Myth. [00:34:34] S1: Oh, you like that. That's a classic. [00:34:36] S0: It's great. Yeah. That's that's oldie, but that's... I mean, that's the basis of all business right there, think. [00:34:41] S1: I've got it somewhere. I'm embarrassed to say that I've started that book about five times, but I've never actually finished it. [00:34:47] S0: Get yourself working sixteen hours a day, six days a week. It'll prompt you to read that right there. [00:34:51] S1: Yeah. The... I mean, just even the first chapter about the baker not running a bakery. I mean, how many times do you even walk into a restaurant and you're like... And once again, this comes from a guy who literally just told you I've only read 20% of the book, but that's how good it is, is that I've already gotten some value out of it. Like, I see someone running around, and I'm like, you're a baker that doesn't know how to run a bakery. [00:35:11] S0: Yep. For sure. [00:35:12] S1: Alright. And then one word to describe the future of property management. [00:35:15] S0: And the future is gonna be automation all day long.

[00:35:15] S0: And the future is gonna be automation all day long. [00:35:18] S1: God, I'm gonna add one. Automation and efficiency. [00:35:21] S0: It is. It's combining the two. [00:35:23] S1: Man, well, this is good stuff. Well, I appreciate you taking the time. I know you got a lot going on, and you're a busy man, but also you're a well delegated man, which I really respect. Thanks for your insight on PropertyManagement, but also what you've built is really inspiring from one to, what, 1,200 doors, 1,600 doors in such a short amount of time is pretty amazing. I know it's been a slog sometimes, but you're definitely experiencing some fruits of your labor now, which is awesome. [00:35:50] S0: Absolutely. Well, thank you. Appreciate you having me on. [00:35:52] S1: Awesome, Josh. We'll get around to golfing sometime soon. [00:35:55] S0: Let's do it. [00:35:56] S1: All right, man. Thank you so much. [00:35:57] S0: Thanks.
