How Uplift grew from 75 units to 1,000 doors
Uplift Property Management went from 75 units in a repurposed sheriff's trailer to about 1,000 doors in eleven years, with a single client's portfolio doing much of the lifting. Perfect was hired at $13 an hour in 2015 and now owns half the company, having earned his equity for tenure and profit growth. His view of what comes next is that AI search decides which managers get found and trust decides which keep their clients.
Takeaways
AI search will decide who gets found. Perfect predicts clients will ask ChatGPT or Claude who the best manager is in a city like Omaha, and firms outside the top three will not be found. He asks the tools why Uplift is missing and treats the answers as a to-do list.
One client still supplies 40% of units. The customer that pushed Uplift from 150 to 550 units in January 2016 remains its largest. Of roughly 1,000 units, about 400 sit in four large apartment complexes and 600 are scatter-site homes and small buildings under eight units.
Equity was earned by hitting targets. Negotiations concluded in 2019 and took effect in 2020. Perfect took 25% for five years as CEO and another 25% for doubling net profit, reaching 50% ownership at no cash cost to his partner.
Owners are turning over to a tech-friendly generation. The PM Trends Report singled out boomer owners exiting and handing their portfolios to successors, while Gen X owners are much more accepting of technology and of ancillary fees.
Trust is the defence against AI-only rivals. Perfect expects more cut-rate companies trying to run property management entirely with AI, and wants guardrails so AI does not cost clients' trust. Trust is his one word for the industry's future.
Perfect now chairs Broker Owner 2027. He spent three years on NARPM's Broker Owner committee and one as vice chair under Brad Randall, and is carrying the NARPM 2.0 vision into the chairman role announced for Broker Owner 2027.
The 399-unit jump
Perfect was hired in early 2015 at $13 an hour into a company with about 75 units and an office in a repurposed Sheriff's Substation trailer.
The largest client brought about 40 doors soon after, taking the company past 100 units.
Almost a year in, that client moved four apartment complexes of 399 units over, lifting Uplift from about 150 to 550 units overnight in January 2016.
Perfect worked sixteen-hour days scanning documents and staking out the previous manager for about 25 boxes of leases and ledgers, uncovering more than $2m of embezzlement.
Uplift hired all four on-site managers from the old company. One of them, Dawn, is still with Uplift at Vista Bonita more than a decade later.
